Portugal Staycation – Tourist Accommodation Rentals

By booking with Portugal Staycation, you confirm that you have read, understood, and agreed to the following Terms and Conditions of the Tourist Accommodation Rental Agreement.

1. Acceptance of Terms

The guest making the reservation must be of legal age, with a minimum booking age of 25 years, and is responsible for ensuring that all information provided during the booking process is accurate and complete.

By confirming a reservation, the guest accepts these Terms & Conditions governing the occupation of the accommodation for the agreed period, price, and number of occupants.

2. Purpose of the Contract

These Terms & Conditions regulate the booking and use of tourist accommodation managed and promoted by Portugal Staycation through its website and official communication channels.

Portugal Staycation is responsible for managing availability, reservations, guest communication, and on-site support during the stay.

3. Booking Process

Bookings are made electronically and include the following steps:

Selection of accommodation and dates
Submission and confirmation of guest details
Review of total price and cancellation conditions
Acceptance of these Terms & Conditions
Payment of the required amount

Once the booking is completed, the guest will receive a confirmation email with all reservation details.

4. Prices and Payment Conditions

All prices displayed include applicable taxes unless otherwise stated.

Payment Terms:

A 50% deposit is required within 24 hours of receiving booking confirmation and payment details.
If payment is not received within this period, Portugal Staycation reserves the right to cancel the booking.
The remaining balance must be paid 30 days prior to arrival.
For bookings made less than 30 days before arrival, full payment is required to confirm the reservation.

Accepted payment methods include credit/debit card, bank transfer, or other methods made available.

5. Cancellation Policy

Cancellation conditions are clearly communicated during the booking process.

Unless otherwise stated:

50% of the total amount will be charged if cancelled after booking confirmation
100% of the total amount will be charged for cancellations made within 30 days of arrival
No-shows will be charged the full amount

6. Occupancy Rules

The accommodation may only be occupied by the maximum number of guests stated in the property description.
Only registered guests may stay in the accommodation.
In accordance with Portuguese law, passport or ID details are required prior to arrival.
Parties, stag or hen events are not permitted.
Guests must present a valid photo ID and, where required, a credit card at check-in.
Special requests are subject to availability and may incur additional charges.

7. Use of the Accommodation & Equipment

Guests are responsible for maintaining the accommodation, furniture, and equipment in good condition and must leave the property in the same condition as upon arrival.

Any damages caused during the stay will be charged to the guest.

8. Neighbourhood & Noise Policy

Guests must respect neighbours and the surrounding environment at all times.

Quiet hours apply between 22:00 and 08:00.
Excessive noise, parties, or disruptive behaviour are strictly prohibited.
Breaches may result in immediate termination of the stay without refund.

9. Cleaning

The accommodation is delivered professionally cleaned.

Guests are required to leave the accommodation reasonably clean, free of rubbish and leftover food at check-out.

10. Security Deposit

A security deposit may be required at check-in:

Deposits are generally secured by credit card (except for Airbnb reservations).
Where a credit card is not available, a cash deposit may be accepted.
The deposit will be refunded after inspection of the accommodation.

Refunds by bank transfer are processed within 5 to 15 days after departure.

11. Check-in & Check-out

Check-in: 17:00 – 22:00
Check-out: 07:00 – 10:00

Early check-in or late check-out may be available during low season, subject to availability.

12. Liability

Portugal Staycation is not responsible for:

Cancellations or changes caused by force majeure
Misuse of the accommodation by guests
Minor variations between photographs and the current condition of the accommodation

13. Data Protection

All personal data is processed securely and in accordance with applicable data protection laws and our Privacy Policy.

14. Applicable Law & Jurisdiction

These Terms & Conditions are governed by Portuguese law.

In the event of a dispute, the parties submit to the jurisdiction of the Portuguese courts, unless otherwise required by mandatory consumer protection legislation.
